RaboResearch calls the housing crisis a shortage and a distribution problem: young people and outsiders feel the real scarcityRaboResearch noemt de wooncrisis een tekort én een verdelingsvraagstuk: vooral jongeren en buitenstaanders voelen de echte schaarste

No parliamentary inquiry this time, and no grand strategy promised for 2035: just economists doing the uncomfortable homework. On Thursday RaboResearch published a study that pokes at seven popular assumptions about the Dutch housing shortage.

Its conclusion is that the crisis is about too few homes and about how the existing space is shared out. The Dutch actually live fairly spaciously, the economists note, partly because of an ageing population, smaller households and changing ways of living together, while young people and other outsiders feel the real scarcity.

Building more has eased the pressure, but it will not automatically make homes much cheaper, and fixes like sharing, adding floors, splitting houses or converting offices help without being miracle cures. They also warn that shaky assumptions easily slip into policy, including decisions about which kind of homes get built.

Translation for anyone aged 25: the house exists.

Someone else lives in it, with a spare room.
